Our Services

Residential Home Inspection

Our residential home inspection is a professional assessment of a property's condition, systems, and components to identify safety hazards and potential issues for current or future occupants.

  • We will meticulously examine the foundation and basement of the home to identify any structural areas of concern that may contribute to moisture penetration and mold.

  • A comprehensive assessment of all mechanical systems in the home will be conducted, including the electrical panel, HVAC system, and water heater, to ensure optimal functionality and safety.

  • We will assess the home's appliances and laundry systems to ensure proper operation, identifying any necessary repairs or adjustments to maximize their performance.

  • The plumbing system undergoes comprehensive testing during the home inspection. This includes a thorough evaluation of faucets, drains, traps, vent stacks, and vent pipes to ensure that the plumbing is well-maintained and functioning properly.

  • A comprehensive review of your electrical system is conducted to ensure safety and functionality. The inspection covers outlets, switches, and GFCI (ground-fault circuit interrupters) to verify they operate correctly and identify any malfunctions or potential hazards that could pose a risk to residents.

  • A thorough inspection of the roof and attic condition is conducted to pinpoint any problem areas.

Our thorough approach empowers buyers to make informed decisions and gain peace of mind before they finalize their purchase.

Additional Services

The following services, available at an additional cost, can be conducted independently or with a residential home inspection.

Mold Testing

Mold is a common microorganism. While many types are harmless, some can pose serious health risks to young children, the elderly, and those with weakened immune systems. Testing your home for mold is essential for ensuring a safe living environment for your family.

  • We offer a thorough inspection at competitive rates, collecting air and surface samples for laboratory analysis, regardless of visible mold presence. We will meticulously examine the home to identify any areas of concern that may contribute to moisture penetration and mold.

  • Our air quality inspector tests for:

    – Particulate Matter (PM)

    – Total Volatile Organic Compounds (TVOC)

    – Formaldehyde (HCHO)

    – Total Air Pollution Level

  • Molds thrive in warm, damp, and humid environments, spreading and reproducing through the release of spores. These spores are resilient and can endure harsh conditions, including dry environments that are not conducive to typical mold growth.

    Common indoor molds include:

    • Cladosporium

    • Penicillium

    • Alternaria

    • Aspergillus

  • If mold is identified in your home, we advise scheduling remediation promptly with a qualified company that specializes in mold removal.

Radon Testing

Radon is a colorless, odorless gas originating from the natural decay of radioactive materials in the soil.  By understanding the risks and being proactive, homeowners can take the necessary steps to protect their health and families.

  • Radon is the second leading cause of lung cancer in the United States, making it essential for homeowners and property buyers to understand its potential risks.

  • Radon can accumulate indoors, especially in basements, infiltrating homes through voids around pipes, cracks in concrete floors, and floorboards in poorly ventilated crawl spaces. These entry points can lead to unsafe levels of radon indoors.

  • The Environmental Protection Agency (EPA) defines radon levels higher than 4 picocuries per liter (pCi/L) as unsafe. If radon levels exceed this threshold, the EPA recommends taking action to reduce radon exposure in the home.

  • Our radon testing involves specialized instruments and analysis to identify the presence of this undetectable gas. The results assess radon levels in a property, informing homeowners on the need for further testing or mitigation to ensure safety.

  • We recommend promptly hiring a radon mitigation company if our inspector detects levels exceeding the EPA's safe limits in your home.
